
- All roof plumbing must be completed before tiling commences. No responsibility accepted for faulty flashings and their
installation.
- The Builder is to supply and install a tilting fillet fixed at the following height above the line of the rafter ends:
2.1 At 63mm above rafter where standard 38mm high pine tile battens to be used to max 900mm rafter centres. 2.2 At 25mm above the top of tile batten where steel or non-standard timber battens are to be used. 2.3 Refer to Seller where sisalation anti-pouding boards are to be installed or other non-standard gutter details.
- The builder is required to keep the site cleared to allow access and delivery of tiles around all points of the building. In addition to this, the builder ensures proper access to the site for the Seller and its vehicles and that the site complies with all legislation.
- Tile rubbish and off cuts will be placed in one pile or in the bin provided by the builder given that it is located within 5m of the roof's edge. The builder agrees to pay any additional charges where a roof tiler is required to carry in excess of 5.0 metres. The builder shall clearly mark all septic tanks and soak wells to avoid any damage in the course of the delivery of the tiles.
- Hips and ridges must be kept to the level of the rafters and the back of the gutter must be kept as close as possible to the top of, and not more than 13mm below the tilting fillet.
- The Builder/owner agrees to supply at his own cost cranes, scaffolding, hoists, safety rails etc. and the equipment supplied is in top condition required by the current legislation governed by the Occupational Health, Safety and Welfare Act of 1984 and regulation of 1988 or its amendments without cost to the seller.
6.1. All work carried out on roofs 3 metres and above to comply with the applicable legislation. 6.2. Steep work 27.5° and above requires scaffolding to gutter height and safety rails 900mm above fascia height in order to comply with applicable legislation.
- The pitch of the main roof, except in the case of Swiss pattern tiles, must not be less than 18° and the minimum fall on verandahs must be 280mm to 1 metre or 15°. The pitch of the main roof may be reduced to 15° providing the roof is sarked with double faced insulation material. The minimum fall on verandahs when sarked is 220mm to 1 metre or 12°.
- Swiss pattern tiles are designed to be used on roofs pitched at 15° without the use of sarking. With sarking, Swiss pattern tiles may be used on roofs pitched at 12.5°.
- If ceilings are to be placed in position before tiling commences, whether new work or additions, it is the buyer's responsibility to provide and fit tarpaulin covers to protect those ceilings. The Seller will remove and fold tarpaulins on completion of contract.
- The buyer is to supply the necessary sand and water required for mixing the mortar used in the bedding and pointing of hips and ridges.
- Ceilings on top of rafters: Where ceilings are placed on top of rafters, it is necessary for the builder to fix a 50mm x 13mm batten on top of the ceiling on the line of each rafter. Where sarking or similar materials are used, or when ceiling reinforcing bars are installed, it is necessary for the builder to supply and fix vertical battens of sufficient thickness to finish 13mm above the material used. Adjustments must also be made to the heights of barge boards or brickwork, tilting fillets and other rafters to ensure correct level over the whole roof. Under no circumstances are ceilings to be fixed to the tiling battens.
Roof tiling will not commence until the vertical battens are placed in position and it is suggested that unnecessary delays be avoided to decrease the risk of ceiling damage. The attention of all builders is particularly drawn to Clause 5 of our Roof Tiling Contract Conditions.
- Bedding of verge tiles: Where tiles are required to be bedded it is essential before tiling commences that the brickwork be taken to the underside of tile battens. The verge tiles cannot be bedded unless this height of brickwork is obtained. Barge boards to finish level with top of the tile battens.
- Noise problem with sarking: The Seller will supply and fix sarking as specified and to the requirements of the manufacturer, but no responsibility will be accepted for any noise problems due to the movement of the material concerned.
